This three-hour course covers how Alabama license law is applied in each step of a typical real estate transaction beginning with the initial meeting of consumers who are interested in buying or selling real estate and ending with the accepted offer. Throughout the course, the focus is on how statutes and rules are intended to protect the interests of consumers in Alabama. The course is also intended to help real estate licensees practice sound risk management in real estate transactions that will make it less likely they will face Errors and Omissions complaints or penalties for license law violations.
The course follows a syllabus created by the Alabama Real Estate Commission. It is organized as follows:
- Hour 1: Pretest and Introduction (10 minutes) & Lesson I - Meeting with the Consumer (40 Minutes)
- Hour 2: Lesson II - Presenting Property to the Consumer (15 Minutes) & Lesson III - Filling Out the Offer to Purchase Form (35 Minutes)
- Hour 3: Lesson IV - Presenting the Offer to the Seller (15 Minutes); Lesson V - Accepted Offer (30 Minutes); & Lesson VI – Review of Material and Check List of Documentation That Must be Retained (5 Minutes)
