This three-hour course provides Arizona real estate agents comprehensive instruction in managing farm and ranch properties effectively. Participants will explore brokerage strategies, contract negotiation and valuation while learning about land and water rights, zoning, and financing essential to rural sales. 

Upon course completion, students will be able to:  

  • Describe the differences between agricultural and traditional real estate transactions and the unique challenges associated with rural brokerage 
  • Address the financial and emotional complexities involved in farm and ranch real estate transactions 
  • Identify factors that can impact the value of a farm or ranch property, like soil quality, water resources, crop yield and livestock production 
  • Analyze the different valuation methods used for farm and ranch properties, including the Cost, Income and Sales Comparison Approaches  
  • Understand how environmental laws can affect farm and ranch property value 
  • Interpret and draft agricultural contracts, including clauses related to water, mineral and crop rights 
  • Explain the financing options available for farm and ranch transactions, such as traditional loans, government grants and alternative funding sources 
  • Recognize the importance of metes and bounds and how they impact rural property descriptions and contracts 
  • Evaluate the role of infrastructure, water rights and zoning laws in farm and ranch real estate transactions  
  • Provide guidance to clients throughout the entire buying or purchasing process while complying with industry regulations
