MI Fair Housing III

This 1-hour course satisfies the Michigan real estate licensing requirement for annual continuing education on fair housing laws. In each year of the license renewal cycle, real estate licensees in the state must take at least one hour of education dedicated to local, state, or federal fair housing laws. 

In the first segment of this course, we will provide an overview of fair housing concepts and how fair housing has its roots in the civil rights movement. We will review who is protected under the Fair Housing Act, how the protections under the Act have expanded, and what Michigan laws govern fair housing. 

In the second segment, we will examine ways in which fair housing law impacts day to day conversations with customers and how to best handle different scenarios. This will include how to work with buyers, sellers, lenders, and brokers while maintaining compliance with fair housing laws and regulations. 

Next, we will discuss federal fair housing testing programs. In this segment we will cover the U.S. Department of Justice Fair Housing Testing Program, and explain how testing relates to enforcement of the law. In addition, we will discuss how fair housing testing programs have evolved since they were first established.  

In the final segment of the course, we will discuss several significant court cases, beginning with Jones v. Mayer (1968) to the present. These case studies will help illustrate the relevance and impact of court interpretations and decisions that relate to the real estate industry and how implementation of fair housing law has evolved over time.
