In Minnesota, the first step towards working in real estate is becoming a licensed salesperson. Salespeople may work under broker supervision, but the job's responsibilities make training necessary. Thankfully, the licensing process is relatively simple and includes just four major steps. Expand each step below for a detailed walkthrough.

Step 1: Meet the Requirements

The only prerequisite for Minnesota real estate salesperson license applicants is that they must be 18 years old or older. No high school diploma or GED is required.

However, you cannot become licensed without first being associated with an actively licensed real estate broker. The broker submits the license application and salespeople act on behalf of their licensed broker.

Step 2: Complete 90 Hours of Pre-License Education

The Minnesota Department of Commerce requires that applicants complete three 30-hour pre-license education courses called Course I, Course II, and Course III.

You must complete Course I before scheduling your licensing exam. You can also take Course II and Course III prior to the exam, but that is not required. However, applicants must complete all three courses before submitting the real estate salesperson license application.

All three courses include final exams that you must pass to receive a certificate of completion. The exams must be proctored. We offer online proctoring for $15 per exam. Proctoring is included in our deluxe and complete pre-license course packages.

Step 3: Take the Salesperson License Exam

The MN Salesperson exam is administered by PSI. The easiest way to schedule an exam is online. Visit this website to create an account and get started. You can take the exam in-person at a test center or online via remote proctor. Before you start the exam, you'll need to provide one form of signed photo identification and the Course I certificate of completion.

The exam includes 80 national questions (2.5-hour time limit) and 40 state-specific questions (1.5-hour time limit). No reference materials are allowed while taking the exam.

The online version includes a tutorial and a test question to get you acquainted with the system. Breaks are not allowed during the online exam.

Step 4: Submit Your License Application

You do not submit your application for a real estate salesperson license; your real estate broker does it for you. Once the application is approved by the Commerce Department, your broker can print out your license and inform you that you are licensed.
